I thought I could cover the floor repair with a vanity, but the vanity will go against the other wall.

I'll drop a wall down from the edge of the ceiling and leave the stair skirt undisturbed.

Because of the tight quarters, I'm framing the left wall in place, then removing it to sheetrock & paint. I'll put it back up after that.
