Three Mile Creek Ranch in Scurry County, Texas, NE of Snyder, TX is FOR SALE. Ranch address is 7310 CR 1161, Scurry County, TX 79549.

This is a family ranch that has recently been partitioned to the heirs.

The ranch was always leased for grazing, but was never leased for hunting. Only one member of the family and a select few of his friends have hunted this ranch since it was purchased in 1961.
Over the last 6 years there hasn't been anyone hunting on the ranch.

The ranch is a one of a kind property with 1816 acres of varied rugged terrain and vegetation, with almost 200 feet of elevation change, and 3 meandering miles of Ennis Creek that is spring fed and retains deep pools year round, even during drought years.

As a cattle operation the ranch has fencing, barns, sheds, working corrals, 2 water wells (one electric and one a broken windmill), 2 earthen tanks, and numerous spring fed pools along 3 miles of Ennis Creek. The primary woody plants are Mesquite, Juniper, Hackberry, Shin Oak, and various brush species. Grasses on the ranch are sideoat gramma, blue and black gramma, three awn, and little blue stem.

As a hunting and recreation property the ranch is every outdoorsman's dream. There are mesquite flats, juniper choked draws, rolling hills, rugged canyons, secluded stock tanks, high bluffs, 3 miles of spring fed Ennis Creek with many deep pools, creek bottom country, and wide open vistas. The ranch is mostly wild and rugged.

There's an abundance of wildlife including whitetail deer, mule deer, wild turkey, feral hogs, some javalina, coyotes, bobcats, racoons, badgers, armadillos, dove, bob white quail, blue quail, rabbits, water fowl, and the occasional roaming mountain lion.  

The 2 stock tanks and the many deep pools on Ennis Creek have provided the family with some great fishing for largemouth bass, catfish, crappie, carp, gar, and various sunfish. Bull frogs have provided some fine fried frog leg dinners as well.   
     
From a hunter's point of view the ranch is like a blank canvas ready to be made into the type of hunting operation of your dreams. Through the years the family's hunter has always practiced free range fair chase hunting, where you get out and walk and stalk your game or sit quietly on a hill side or bluff awaiting your quarry. Very little feeder or hunting blind type hunting was ever done on this ranch.

For the hunter that really appreciates the hunt as much or more than the trophy, the ranch is perfect "as is". For the hunter that wants to manage and improve the property and the quality of his deer and game, this ranch is ripe and ready to respond having all the basic elements necessary for an absolutely first class trophy hunting property. Approximately 1 3/4 miles of the west boundary is already high fenced by the neighbor's property.

The grazing rights are currently leased for grazing cattle, but the leasee will vacate the lease for a new buyer with 60 days notice.

Wind, solar, and mineral rights are negotiable. There is no mineral lease and no oil production or oil field activity on the ranch at this time.

There is no longer a residential dwelling on the property. However, one or more of the existing buildings could be converted to temporary quarters for hunting or recreation purposes and would be accessible to water and electricity.

Approximate driving times from popular cities are as follows: Snyder 15 minutes, Abilene 1 1/4 hours, Lubbock 1 1/2 hours, Amarillo 3 hours, FW/Dallas 3 1/2-4 hours, Austin 4 1/2 hours, San Antonio 4 1/2 hours, Oklahoma City 5 hours, El Paso 6 hours, and Houston 7 hours.

Winston Field (KSNK) airport located in near-by Snyder TX can handle most any private aircraft with paved runways, 5600 ft. by 100 feet, and 4200 ft. by 75 feet.

This property was originally listed for sale at $2,270,000 ($1,250/acre) with Jack Bains, REALTORS, Lubbock, TX. Recently the owners made the decision to reduce the price of the ranch to $1,100/acre ($1,997,600) to facilitate a quick sale.

The north 1.5 mile boundary fence adjoins a 1,750 +- acre ranch which is also available.

*The name "Three Mile Creek Ranch" is not registered in any official way. It is simply the most descriptive name for this ranch as it has three miles of Ennis Creek meandering across the ranch from northwest to southeast.
